Anyone buying property in Germany today can choose between a handful of digital analysis tools: from Excel templates and meta search engines to AI analysis of an individual exposé. These tools solve different problems, and the most expensive one is not automatically the right one. This comparison sorts the landscape by tool type, puts three concrete providers side by side and says honestly which tool suits which kind of buyer.

ℹ️ Transparency: ImmoLens is our own product. We include it in this comparison, label it clearly and also name the things other tools do better. All information about third-party providers comes from their public websites, as of July 2026. Prices and feature sets can change; the provider's current website is always authoritative.

1. The four tool types, and which problem each one solves

Before comparing prices, ask a different question first: which problem do you actually want to solve?

TypeSolves this problemLimitation
Excel templates and one-off calculatorsRun the yield and cashflow numbers once, with full control over every formulaEverything is manual: retyping data, no market data, no updates
Meta search engines (deal finders)Search many portals at once and surface profitable listings fastRates listings in bulk; no substitute for a deep check of the individual property
Browser extensions with key metricsSee yield and cashflow directly on the portal page while browsingFocused on investor metrics, less on condition, renovation and subsidies
AI exposé analysisCheck one concrete property in depth: price, condition, renovation costs, subsidies, warning signsFinds no listings; it only analyzes what you feed it

Investors screening high volumes typically need a deal finder. Buyers checking one or a few concrete properties need depth rather than breadth. Many people end up using two tools side by side, and that is perfectly fine.

2. Three providers in detail

ImmoMetrica: meta search for investors

ImmoMetrica searches, by its own account, over 40 portals, rates every listing automatically based on Sprengnetter data and sends alerts via email or Telegram as soon as a property matches your criteria. It adds yield and cashflow calculations, price history and comparable properties. Prices, as of July 2026: the entry tier costs 34.95 euros per month on monthly billing; on annual billing the Investor tier costs 24.95 euros and Investor Pro 49.95 euros per month. There is a 14-day trial. Its clear strength is deal flow: screening many listings quickly. A deep check of the individual property (condition, renovation needs, subsidy options) is not its focus.

Levi (Leverage): key metrics inside the portal

Levi is the Chrome extension of the Dresden-based platform Leverage. It overlays cashflow, rental yield and further investor metrics directly on the listing pages of the big portals and imports properties into the Leverage platform with one click, where market value estimates draw on PriceHubble data among others. For investors who want to see instantly whether a property pays off while browsing, that is a very direct workflow. For current platform prices, check the provider's website. Here too, the focus is on investment metrics rather than building condition, renovation costs or subsidy programs.

ImmoLens: deep AI analysis of the individual exposé (our product)

ImmoLens starts from the concrete property: you upload the exposé (PDF, screenshot, text, via browser extension or Android app), the AI checks the price against regional prices per square meter, estimates renovation costs in three scenarios, projects energy running costs, checks KfW, BAFA and state subsidies and names warning signs in the listing text. On top comes project management for the buying phase: comparing several properties, collecting documents and notes, checklists, a notary countdown and the option to invite your partner into the project. Prices: a permanently free tier with a daily analysis quota, Plus from 9.90 euros per month, Pro from 24.90 euros per month, cancellable anytime. In all honesty: ImmoLens has no meta search and will not find properties on your behalf. If deal flow is your main need, a meta search engine serves you better.

4. Which tool suits whom?

Investors with high search volume: If you screen dozens of listings every week and speed matters, a meta search like ImmoMetrica delivers the most, possibly complemented by a metrics extension like Levi for the quick glance while browsing.

Home buyers and first-time buyers: Here the question is not deal flow but whether this one property is worth its price, and what comes after the purchase. That is what AI exposé analysis is built for: renovation costs, energy, subsidies and warning signs before you drive to the viewing. The free exposé check is the fastest way in.

Investors with a concrete property: Metrics tools answer whether the property pays off if the assumptions hold. Deep analysis answers whether the assumptions hold: one underestimated renovation backlog flips any yield calculation. Both perspectives together give the full picture.

5. What to check with any tool

⚠️ Achtung: Asking prices are not sale prices. Almost all tools work with listing data from the portals, which means sellers' wish prices. Actually notarized prices are often lower. Serious tools label their data basis. Ask if it is unclear whether a "market value" figure rests on asking or transaction data.
💡 Tipp: You can test the ImmoLens analysis with a real exposé, no signup needed: start a guest analysis. For assessing the location there is also the free location check.

Conclusion

There is no single best property analysis tool, there is the right tool for your phase: meta search for finding properties in breadth, metrics extensions for the quick investor glance, AI exposé analysis for the deep check of the concrete property including renovation costs and subsidies. Compare not just prices but data basis, cancellation terms and data protection. And use the free trials before committing: all three providers compared here let you start without risk.
